  • Here you can easily browse the available plots and use the filters and sort function to narrow down your search.
  • On each plot, the layout, location, and all costs are shown.
  • You can reserve your preferred plot/s online.
  • Once reserved, one of our agents will make contact to conclude the sales contract within a 48 hour period.

Your shortlist

Your shortlist acts as a wish list of plots that you have quick access to. Simply click the ADD TO LIST button on your favourite plots. You can also reserve your preferred plot directly from the Shortlist.

The reservation process

All reservations will happen online via the interactive price list.

The below list outlines the steps you’ll need to be familiar with in order to have the best chance of securing the plot you want to purchase.

1. Register and log in to sales.longlandsestate.co.za/

2. Click the RESERVE button on your selected plot to start the process.

3. Complete the form and accept the terms: Click RESERVE AND PAY

4. Your reservation will now move to the pending state where you will have 10 minutes to finalise the reservation.

5. You will then pay your R10,000 reservation fee via the following methods:

  • Visa or Mastercard
  • Masterpass
  • Snapscan

6. Once the R10,000 fee is concluded, your plot will be reserved!*

7. You will then receive an email from our team confirming your reservation.

Next steps:

  • The Agreement of Sale will be sent to you via email, this will need to be signed and returned to us within 48 hours from receiving it.
  • The full deposit required is 10% of the purchase price within 7 days from receiving a signed agreement of sale. The deposit is paid into the transferring attorney’s interest-bearing account and your money will earn interest for you.
  • The balance (90%) will need to be secured within 30 days by either a bond approval, bank guarantee, or cash.

Alternatively, we will also accept a 30% deposit with the balance payable 30 days prior to the transfer.

PLOT QUESTIONS

What home options are available and how does choosing an option work?

We are currently preparing options on both ‘Plot & Plan’ and ‘Turnkey’. Further details to follow on the website.

Are there designated builders?

Abacus construction company is the preferred builder however, if you have an alternative builder, once scrutinised by the HOA and approved, this builder can be used by the purchaser.

What are the setbacks, building lines and erf coverage on a plot?

Each erf has a specific site diagram that indicates the various erf constraints.

GENERAL PURCHASE QUESTIONS

What home options are available and how does choosing an option work?

Financed deals

Minimum 10% deposit with the balance in the form of a bond approval

  • Deposit to be paid within 7 days from receiving a signed agreement of sale.
  • The deposit is paid into the transferring attorney’s interest-bearing account and your money will earn interest for you.
  • Bond approval to be secured within 30 days.

Cash deals

30% non-refundable deposit with the balance payable to the transferring attorneys 30 days before lodgement.

What happens if my bond is not approved, do I get my deposit back?

Yes, the deal is subject to your bond being approved and should it not be approved the deposit is paid back to you with interest. If you are unsure if you can afford the bond it is a good idea to get pre-qualified prior to the launch as the R10,000 reservation fee is not refundable.

Once my bond is approved, when do I start paying?

Bond repayments will only commence after the development has been completed and once the transfer of the property / Plot & Plan / Turnkey you have purchased, has taken place.

Bond registration costs

Bond costs are payable at the time that the bond registers, once the development is complete.

Transfer duties

There is no transfer duty payable but there are transfer fees (attorney costs).

The seller is registered for VAT so there will be no transfer duty but only transfer costs payable.

What are the transfer fees?

On a purchase price of R1,870 million, the transfer costs will be R43,504*

What do the levies include?

Levies are estimated at R3,500pm.

They cover the costs of security, cleaning & upkeep of the common areas, maintenance of the estate, estate insurance and all running costs and management costs and insurance of the estate.

Rates

Rates
Monthly rates are based on the value of the vacant plot price. They are calculated by multiplying the value of the vacant plot price and then multiplied by 0.010775 to get your yearly rates. Divide this by 12 to get your monthly rates.

Example:
(R1,700,000 million vacant plot)
(R1,700,000 x 80%) x 0.010775 = R14,654 per annum
This equates to R1,221 per month

When will we be able to move in / find a tenant?

After the completion of the development and/or top structure, the transfer process will commence. Occupation will be given as soon as an occupation certificate is granted. You will be able to occupy or rent out your apartment from the date of occupation.
